Maintenance works for Flexspace
In April 2025 Ready Construction were awarded the contract to carry out maintenance works for Flexspace at both their Kirkcaldy & Bathgate business units where they were having problems with flooding after heavy rainfall. To deal with the issue RC were tasked with installing new below ground drainage pipes to help with the water flow when the water was building up and also new surface drainage channels to help remove the water puddling on the surface.
In some areas the monoblock car park bays and slab footpaths were lifted, new pipes installed along with some new inspection chambers and connected into the existing outflow manholes as required before the parking bays and paths were reinstated. In the other areas the monoblock bays were lifted back, new drainage channels installed and connected to the existing outfalls then the monoblocks cut and tied back in allowing the water to run off the bays.
The works were carried out over the period of a week without any incidents while minimising disruption to the local office staff and businesses but also ensuring their safety at all times.
Approach
The works comprised the following principle elements:
- Problem-focused brief: Address recurrent flooding at Flexspace business units in Kirkcaldy & Bathgate caused by heavy rainfall.
- Integrated drainage solution: Combine below-ground pipework with surface channels to handle both sub-surface buildup and standing water.
- Sequential work planning: Lift hard-landscaped areas only where necessary and Install and connect new drainage before reinstatement to minimise repeat disturbance.
- Safety & business continuity: One-week programme scheduled to reduce downtime for on-site businesses. Segregated work zones, clear pedestrian routes and daily tidy-downs to safeguard staff and visitors.
- Zero-incident delivery: Operated throughout without accidents or service interruptions.
